• Available for certain Sousa built homes (ask your Sousa Representative which homes qualify)
  • If you Purchase a Sousa built home it will be contingent on the sale of your current residence.
  • You the Buyer would enter into a standard Purchase & Sales agreement with a reduced earnest money deposit subject to the sale of your primary residence.
  • Sousa Realty would commence the construction of the new home and bring it to the customer selection stage of construction.
  • The initial contingency period will be for a 30 day period.
  • The initial period may be renewed and extended for an additional 30 day increment by agreement of both you the buyer and Sousa Realty.
  • Additionally if at the end of the initial and any extended home sale contingency period the buyer’s home is not sold the buyer at there sole option can continue with the marketing of their home and be granted an exclusive 72 hour right of first refusal on the Sousa new home.
  • If at the end of the home sale contingency period(s) the buyer’s home is not sold and upon the buyers request the buyers earnest money deposit will be returned in full to the buyer.
  • If at any time a contract to purchase is obtained on your the buyers primary residence, Sousa will then finish the buyers new home with their final selections.
  • Our goal is to simultaneously sell your home during the building of your new home and have the closing of your home coincide with the closing of your new home. You close on both homes the same day, back to back and only one move!
  • The only requirement would be that the buyers list their current home with a REALTOR from Sousa Realty.
  • As a bonus if there is a question on the listing price of the Buyers home we have made arrangements for a reduced cost professional independent fee appraisal to be done through D&D Appraisal Services Donna Naroff. The reduced cost is $300.00
  • Additionally Sousa Realty will reimburse the buyer of the cost of the appraisal on their current home. Reimbursement will be done in the form of a commission credit at time of sale.
